A five-page site for one trade in one town is a different job from twenty pages covering six services across four towns. Page count is the single biggest driver on a build.
If you supply the copy, the build is cheaper. If I write it — which usually means interviewing you about the work you do — that’s real time and it’s priced in.
A brochure site with a contact form sits at the bottom of the range. Online booking, payments, a customer login or a feed from another system all add build and testing time.
On SEO this is the big one. “Chimney sweep, Frinton” is a different fight from “solicitor, Colchester”. More competition means more content and more link work each month.

Yes, and they’re small and predictable. You need a domain (roughly £10–£20 a year) and hosting. Beyond that, nothing is compulsory: monthly SEO is a separate choice, not a hosting condition, and you can host the site elsewhere if you’d rather. I’ll tell you the actual figures for your setup in the proposal rather than leaving them as a surprise.
